Hiring a Waterproofer
is buying the invisible layer that decides whether the bathroom lasts.

Waterproofing is the trade with the worst visibility-to-importance ratio in residential construction. You can\'t see it after the tiles go down + you can\'t evaluate it without breaking out a $10k bathroom. The cheap waterproofer skips the upturns at corners, leaves bond breaker out at junctions, and skips the 24-hour flood test. Five years later your ceiling downstairs grows mould.

AS 3740

Wet area standard. The law for bathrooms.

24 hrs

Flood test water sitting on the membrane before tiling.

7+ yrs

Reputable manufacturer membrane warranty.

Before we start

The membrane is the building.
Tiles are decoration on top.

Get the membrane right + the bathroom can stand for 30 years. Get it wrong + you find out at year 5 when the ceiling below the ensuite goes brown. The work is invisible after tiling — and the audit only happens when someone breaks the floor apart.

The flood test is non-negotiable. 24 hours of water sitting on the membrane before tiling. The cheap installer skips it; you find out later.

01

How much should it really cost?

Pricing per wet area or per m². Bathroom waterproofing typically a flat fee per room; balcony / decks priced per m².

Indicative ranges · AU 2026

Bathroom (standard size · liquid)$800 – $1,800
Bathroom (large · sheet membrane)$1,800 – $3,500
Shower box only (retrofit)$650 – $1,200
Balcony / deck (per m²)$80 – $160/m²
Basement / retaining wall$100 – $220/m²

"What\'s the membrane brand + product, what AS Standard does the install meet, and is the flood test in the price?"

02

How to tell a real one from a cowboy.

Red flags

  • !

    No flood test

24-hr water-sit test before tiling = non-negotiable. Cowboys "don\'t have time." That\'s the warranty void right there.

  • !

    No bond breaker at corners

Corners + junctions move with thermal expansion. Bond breaker fillet allows movement without tearing the membrane. Cheap installs skip.

  • !

    No upturns at walls

Membrane needs to turn up the wall (typically 100–150mm). Skipped at the shower wall = water tracks behind.

  • !

    No separate licence (NSW)

In NSW, waterproofing is a separate Specialist Trade certificate. Tilers without it can\'t legally do the waterproofing.

  • !

No mention of AS 3740 / AS 4654

A working waterproofer references the Standard. Cowboys quote price + ignore the rule.

Verification — 5 min, free

  1. State licence. NSW: separate Specialist Trade. QLD: QBCC. VIC: VBA registered.
  2. AWA membership — positive signal.
  3. Manufacturer accreditation for the membrane brand (Ardex / Mapei / Davco / Dunlop).
  4. Compliance certificate issued at completion. Required at sale.

Ask this, exactly

"Your licence + manufacturer accreditation + commitment to flood test + AS 3740 compliance certificate — in writing?"

03

Waterproofing licence by state.

NSWNew South Wales

Separate Specialist Trade

  • Waterproofing is a separate licence from tiling. Tiler can\'t legally waterproof unless they hold both.
  • Compliance certificate required at handover.
QLDQueensland

QBCC waterproofing

  • QBCC has a specific waterproofing licence class.
  • Above $3,300 requires licensed operator + Home Warranty.
VICVictoria

VBA registered

  • VBA waterproofing registration.
  • Compliance certificate + AS 3740 / 4654 reference.

Half-time

No flood test, no membrane. No deal.

Quote anatomy, the cowboy test, the licence. The first three sort the working waterproofers from the tilers doing it unlicensed. The next seven are how working waterproofers tell themselves apart.

04

When can they fit you in?

Waterproofers usually coordinate with tilers in renovation contexts. Standalone retrofits 1–4 weeks out. Liquid membrane cure 24–72 hours before tiling. Flood test adds another 24 hrs.

Ask this, exactly

"What\'s the membrane cure + flood test window before tiles can go down?"

05

What happens next, step by step.

  1. 1Step

    Substrate prep

Surface cleaned + dust-free. Cracks filled. Screed laid with correct falls (1:100 minimum to drain).

  2. 2Step

    Primer

Manufacturer-specified primer applied. Critical for membrane adhesion.

  3. 3Step

    Bond breaker + reinforcement

Fillet at corners + junctions. Reinforcing fabric at penetrations + high-stress areas.

  4. 4Step

    Membrane application

Two coats liquid (minimum). Or sheet membrane bonded down. Upturns at walls (100–150mm).

  5. 5Step

    Cure + flood test

Cure per manufacturer spec (24–72 hours). Flood test: water sits on membrane 24+ hours.

  6. 6Step

    Compliance certificate

Issued. Photos taken. Tiler can now lay over.

06

Liquid, sheet, or cementitious?

Option A · most common

Liquid membrane

Brushed / rolled on. Two coats. Forms a seamless film. Most residential wet areas.

Right when: bathroom, ensuite, laundry, kitchen splashback.

Option B

Sheet membrane

Pre-formed sheet bonded to substrate. Joints heat-welded. Used on balconies + decks under AS 4654.

Right when: balcony, deck, planter, large flat areas.

Option C

Cementitious

Cement-based slurry. Below-ground use. Basements, retaining walls.

Right when: basements, retaining walls, below-ground.

Warranty — membrane + workmanship.

  1. Layer 01

    Statutory structural

6 years (NSW · VIC) / 6.5 years (QLD). Waterproofing failures often surface inside this window.

  2. Layer 02

    Membrane manufacturer

Ardex / Mapei / Davco / Dunlop — 7–10 years typical. Only if installed by accredited installer.

  3. Layer 03

    Installer workmanship

Typically 5+ years. Coverage, falls, upturns, junctions.

  4. Layer 04

    Compliance certificate

Required at sale + critical if a leak ever emerges. Without it, no warranty path.

Below-ground hydrostatic pressure. Cementitious + drainage system. Specialist sub-trade.

  • Strata wet areas

Failure affects unit below. OC engagement. Specialist install + inspection regime.

10

After they leave.

Compliance certificate filed by you for life. Required at sale + critical if anything leaks down the track. The work is invisible once tiles are on — the certificate is your only proof.

Ask this, exactly

"Will you provide the AS 3740 compliance certificate + photo evidence of the install + the manufacturer warranty PDF?"

If you've read this far

A waterproofer who flood-tests + issues a compliance certificate + names the membrane brand is not a unicorn. It's the bar.

We can introduce you to waterproofers in your area who already work this way. No paid placement.
